50 Jean-Talon West is a mixed used development with 18 condos and 3 commercial units on the ground floor. Formerly a garment factory, the building is blessed with high ceilings, large windows, and prime location next to Montreal’s Little Italy. Borough bylaws required maintaining the character of the facade and did not permit additional floors.
Much effort was directed towards keeping the industrial heritage of building. While the client wanted to replace all the bricks, I met with masons who convinced us that the quality of the existing brick was superior to what can be bought in today’s market. The decision was made to clean the brick, re-point the mortar and fix the lintels and sills.
On the interior, ceilings are left bare to expose structure and maximize ceiling height. Painting the joists and decking with intumescent paint insured we met a fire resistant rating of 1 hour. Windows and French balconies required custom detailing for insulation and the mitigation of water damage. Because the wall composition is so deep (18 inches) and the insulation is on the interior of the facade, window profiles required custom bent aluminum frames. Project with Campanella & Associates.
