What began as a low cost rehab of an existing warehouse building turned into a near compete tear-down and rebuild. Various design iterations allowed for the client to reach a broader group of prospective tenants before deciding to opt for the full rebuild. In the end the building would be brought down to existing structural elements only, with all new facades and site work. Using a combination of insulated metal panel and a terra cotta rain-screen all insulation was pushed to the exterior to create a highly energy efficient shell with high levels of new glazing and an elevated main entry. Careful consideration was taken in the sizing and color choices for the terra cotta facade to create subtle shifts of color and movement across its long expanse. Upon completion the project will become home to a new life sciences tenant.
